Is this you?
Your roof will tell you before the calendar does.
Age is the starting point, not the answer. Most asphalt roofs here are candidates for replacement somewhere between 20 and 30 years, and sooner if the original installation or ventilation was poor.

Leaks that keep coming back
A leak fixed in one spot that shows up somewhere else usually means the roof is wearing out as a whole, not failing in one place. Patching it again buys months, not years.

Shingles curling, cracking, or missing
One torn shingle after a storm is a repair. When shingles are curling or cracking on several slopes, or granules are piling up in the gutters, the roof is near the end of its life.

A roof past 20 years
Architectural shingles usually last 20 to 30 years here. Past 20, an inspection tells you how much life is left, so you can plan the replacement instead of reacting to a leak.
From the yard
Walk around the house and look up.
- Shingles that are curled, cupped, or warped
- Missing or cracked shingles, especially after wind
- Dark streaks, which are algae feeding on the shingle
- Moss, which holds moisture and lifts shingle edges
- Granules in your gutters, which means the shingle’s sun protection is washing off
- Ice dams at the eaves in winter
- Rusted, loose, or missing flashing at chimneys, walls, and pipes
- Nails backing out, or cracked rubber pipe boots
- A sagging or wavy roofline, which is structural, so call now
- A rippled look across the roof
- Rotting fascia or soffit at the roof edge
From the attic
It’s where a failing roof shows first, and almost nobody checks. Grab a flashlight on a clear day.
- Daylight through the roof boards
- Water stains on the underside of the decking or down the rafters
- Drips or damp spots after rain
- Soft, crumbling, or spongy wood
- Dark or separating plywood
- Mold or mildew on the wood
- Damp, matted insulation
- Rusty nail tips, or frost on them in winter
- An attic far hotter than the outside air on a summer day
- Soffit vents blocked by insulation
- Bathroom or dryer vents dumping into the attic instead of outside
- Signs of animals getting in
One of these might be a repair. Several of them together is a roof that’s finished. We check your attic on every inspection, and most companies never go up there.

What’s included
What’s in every roof we build, layer by layer.
Removing the old roof and checking the deck
We tear the old roof off to the bare deck, every time, up to two layers of old shingles.

Up to 96 square feet of damaged decking (three full sheets) is replaced at no extra cost. If we find rot, we photograph it and show you before we cover anything.
Leak barrier and deck protection
GAF WeatherWatch® ice and water shield goes where water actually gets in. That means along the eaves, in every valley, along the ridge, and around every chimney, skylight, and pipe.

GAF Deck-Armor™ synthetic roof deck protection covers the rest of the deck, each course overlapping the last by six inches. It breathes, and it’s far stronger than old felt paper.
Edges and starter strip
New 3.5-inch F-style drip edge along the edges, and GAF Pro-Start® starter strip at the eaves and rakes, so the first row holds down in the wind.
Shingles and ridge
GAF Timberline HDZ® Shingles, or the upgrade you choose, fastened with six nails apiece for GAF wind coverage up to 130 mph, and finished with GAF ridge cap shingles.
Flashing and ventilation
All new step, counter, chimney, and sidewall flashing. Every pipe gets a pipe boot with a lifetime warranty, not the standard rubber that cracks years before the shingles wear out.
Read moreShow less about flashing and ventilation
A Snow Country ridge vent lets the attic breathe, with the intake at the soffits checked so the air actually moves. On hipped roofs, Cobra® hip vents add exhaust along the hips.
Tarps protect your landscaping, we sweep the property for nails at least three times a day, and we haul away every scrap.
That’s not an upgrade package. That’s the standard build.
No shortcuts
We don’t do layovers. Ever.
A new layer over the old roof is cheaper on the day and costs you every day after. Nobody checks the deck for rot. Heat and moisture get trapped between the layers. The old flashing and valleys usually stay. It voids the enhanced warranty. And when the roof does come off, you pay to tear off two layers instead of one.
If someone quotes you a layover to win the job, that discount is a loan against your future.
Options

Know What Your Roof Needs

How it works
How a job runs. No surprises, start to finish.
Five steps, each one in writing, so you always know what happens next and what you’ll have in hand.
The process From the first visit to the warranty papers
01
We inspect and measure.
On a roof we check the shingles, the flashing, the gutters and trim, and the layers at an edge, and we go into the attic every time. On siding we check the substrate, the grade clearance, and the windows.
02
You get an exact price, in writing.
Before we leave, itemized line by line. Hand it to another contractor. If they can’t match the lines, the totals aren’t the same job.
03
We protect the property first.
Plants, drives, and beds are covered before the first bundle comes off the truck.
04
We remove the old roof and dry in on the same day.
You see photos of the deck. Soft plywood is priced before we cover it. An open deck overnight is how a replacement becomes an interior claim.
05
We walk the job and register your warranty.
You get the photos and the paperwork, and on a roof we register your GAF warranty for you. Not a verbal promise from the driveway.

Cost & financing
What a roof costs, and how to pay for it.
A national average isn’t your house. Your price depends on the size and pitch of the roof, its valleys, dormers, chimneys, and skylights, how many layers come off, the decking underneath, and the shingle you choose. That’s why you get an exact number in writing before we leave, with every line on the page.
Roof cost range finder
What should a new roof cost around here?
This is not a quote. It is a planning range from typical installed prices for a simple roof in Southeastern PA and northern Delaware. Valleys, dormers, chimneys, soft decking, and extra layers move the number, so we still come out and measure.
Planning range
Includes removing one layer of old shingles and hauling it away. Does not include deck replacement we can only see once the old roof is off.

Financing
The applicable lender determines the terms associated with any financing offer available through the Finturf platform. Right & Precise provides access to the financing platform, but we don’t set lender rates, repayment terms, or approval decisions. Reviewing the lender’s information will help you understand the details connected with an available financing option.
Warranty
Covered three ways, all in writing.
GAF Silver Pledge™ is backed by GAF.
The materials are covered for 50 years non-prorated, including labor, removal of the old roof, and disposal. GAF also covers installation errors for 10 years, and backs the repair if a contractor can’t make it.
Our workmanship guarantee goes on top of GAF’s.
Lasts 20 years, on top of GAF’s coverage. If something we did isn’t right, we come back and fix it, with no argument about whether it’s technically a covered defect.
Our satisfaction guarantee covers how we treat your home.
Materials and labor are only part of the job. How we treat your home, your yard, your neighbors, and your time is the rest of it, and we guarantee that too.

Can you just repair it instead of replacing it?
Sometimes, and if that’s the right answer, we’ll tell you. A repair usually makes sense when the roof is under 15 years old, the damage is in one area, and the rest of the system is sound. It usually doesn’t when the shingles are near the end of their life, when the real problem is ventilation, or when you’ve already repaired the same roof twice. We’ll lay out both paths, with prices, and let you decide.
My roof isn’t that old. Why is it failing?
Usually one of three reasons, and none of them is the shingle’s fault. Ventilation is the first. An attic without enough ventilation cooks the shingles from underneath, and it’s the most common cause we see by a wide margin. The second is installation, with nails in the wrong place, reused flashing, no starter strip, or a layover. Storm damage is the third, since one wind or hail event can hurt a young roof. We’ll tell you honestly which it is.
What do granules in my gutters mean?
Granules are the shingle’s sun protection. A little loss right after an install is normal. Granules piling up year after year, or bald patches on the shingles, mean the shingles are wearing out. Once the granules are gone, the asphalt hardens, cracks, and curls fast.
What happens if you find rotted plywood?
We can’t see the deck until the old roof is off. Up to 96 square feet of damaged decking (three full sheets) is replaced at no extra cost. If we find rot, we photograph it and show you before we cover it. If there’s more than that, we show you and price it before we go on. On most roofs it’s a few sheets or none.
How long does a roof replacement take?
Most homes take one day. Larger, steeper, or more complex roofs can take two, and weather can add a day. Whatever it is, you’ll know the plan before we start.
